Development Misconceptions
Can you guide an emerging developer through common misconceptions about the development process?
This scenario-based eLearning experience prepares staff to recognize and address common misconceptions during client consultations, strengthening their ability to provide effective technical assistance and help emerging developers make informed decisions throughout the development process.

The Problem:
This e-learning module was designed to address a real performance challenge at a nonprofit community development organization. Staff are not always prepared to recognize and respond to common misconceptions that emerging developers have about the real estate development process. Participants often enter programs believing that development follows a simple step-by-step process, that a single loan funds an entire project, or that affordable housing developments are easy to complete. When these misconceptions are not identified and addressed early, participants can develop unrealistic expectations about project timelines, financing, and the complexity of real estate development. This created a need for a learning solution that would help staff recognize misconceptions during client consultations and respond with accurate, practical guidance.
The Solution:
After gathering learner data and consulting with stakeholders, I recommended a scenario-based e-learning solution in Articulate Storyline. I chose this approach because I wanted learners to practice responding to misconceptions in a way that felt as close to their real work as possible. I selected Articulate Storyline because it allowed me to create an interactive simulation where learners could engage with a client, identify misconceptions, and determine the most appropriate response. Throughout the module, learners receive immediate feedback that reinforces accurate information which builds their confidence when having these conversations with emerging developers. My goal was to create an experience that not only increased knowledge but also prepared staff to provide more effective technical assistance during future client consultations. Other solutions, including instructor-led training, were considered. However, I felt a scenario-based e-learning experience would provide the best opportunity for learners to actively practice these conversations, receive immediate feedback, and revisit the training whenever they need a refresher.
My Process
To better understand the instructional problem, training needs, and learner profile, I used the ADDIE model to guide my planning. I first met with the organization's leadership to understand the performance gap, the goals for the training, and the needs of the learners. I then met with subject matter experts (SMEs) to better understand the real estate development process, why it is iterative, and where emerging developers commonly have misconceptions. Those conversations helped me determine the knowledge and skills learners needed and guided the design of the scenarios and learning activities included in the module.
Action Map:
As part of the analysis phase of ADDIE, I created an action map in collaboration with leadership and SMEs. Together, we identified the performance problem and defined the desired outcome. I then worked with the SMEs to break that performance goal into specific, measurable learning goals that guided the design of the e-learning module.
Text-Based Storyboard:
After completing the action map, I begin the design phase of the project. I created the text-based storyboard which served as the blueprint for my project. My goal was to provide learners with a realistic, simulated experience where they could practice client consultations in a safe environment. I introduced an emerging developer named Jordan, who served as the primary client throughout the scenario. Through Jordan's consultation, learners practiced identifying common misconceptions about the real estate development process and selecting appropriate responses before applying what they learned in additional consultation scenarios.
Visual Mockup:
To bring the storyboard to life, I started with a mood board to create the visual style. I varied slide backgrounds to ensure the consultations looked as realistic as possible. I then developed a style guide to ensure intentionality and consistency throughout the course. I wanted to ensure the color scheme and format reflected community development and housing. After gathering feedback, I completed several iterations before starting in Storyline.
Interactive Prototype:
I created an interactive prototype in Articulate Storyline to ensure the functionality was smooth before building the full experience. I collected feedback on different aspects each time. During each round of feedback, I focused on the navigation, interactions, visual layout, accessibility, and overall learner experience. I wanted the consultation with Jordan to feel realistic while keeping the interface simple. Each iteration helped improve the flow, feedback, and usability before developing the final module.
Full Development:
After collecting and applying feedback from the interactive prototype, I developed the full learning experience which included three scenarios and a final challenge. I refined the interactions, navigation, and learner feedback to create a realistic consultation experience. I also fine tuned the character expressions and dialogue so Jordan's reactions felt more authentic and reflected how these conversations might unfold in real life. Throughout the module, I balanced interactive elements with moments of reflection to keep learners engaged without overwhelming them. My goal was to create an experience that felt like a real client consultation rather than a traditional click through course.
Evaluation & Feedback:
To evaluate the learner experience, I included a Likert survey at the end of the module. Learners rated their agreement on a 1–5 scale (1 = Strongly Disagree, 5 = Strongly Agree) in the following areas:

I would use this feedback to continue refining the learning experience.
Beyond the survey, I wanted to measure whether the training changed employee performance. Managers could observe client consultations using a simple rubric that measures how consistently employees identify misconceptions, explain the real estate development process accurately, and guide emerging developers through the conversation. The goal would be for at least 90% of employees to demonstrate these skills consistently within three months of completing the module.
To measure the broader impact of the training, I would compare organizational data before and after implementation. Success would be reflected in fewer repeated misconceptions during consultations, stronger funding applications submitted by emerging developers, and an increase in developers successfully moving their projects through the development process. These measures would help determine whether the training improved both employee performance and the overall experience for emerging developers.
